  : On the booking page it says inchecken 13:30, on the spot I heard from the lady by phone that at 14:30 and I had to wait in the car for 45 minutes. The house needs renovation

  : Sweet Italian house. Thats about the onlyPositive.
  : The location isnt great if you want to be anywhere near any restaurants or bars. There is a bus stop outside which was great as its a long walk. I was also send a message saying to keep the noise down. It was a very inappropriate message to send given we are a couple away for the weekend without kids. We were not making loads of noise. Got woken two mornings in a row being other guests kids running up and down the stairs. Breakfast is at 8 each morning so no chance of a lay in. The second day was a family deciding to load their car before breakfast so before 8 slamming car doors directly below out window whilst their kids made noise running up and down the stairs. Had to smile when we were coming home after dinner Friday and a couple were having sex. She probably got an inappropriate message too asking her to keep the noise down. The bathroom, what can I say. Side opening shower thats tiny. Im only a uk 10 so not big wouldnt be suitable for anyone much larger! Its very tired and we had to ask for another toilet roll as only had one to apparently last us 3 days. Beds were made each day which was nice but very tight on sachet shower gel and shampoo. Would advise owner to spend some money on the bathroom and decor and charge some more each room as its all very tired.

  : The Villa Regina is in a nice residential neighborhood behind the stadium. So it is very quiet. The villa is quite close to the tower of Pisa (15 min walk). The pizzeria across the street is excellent.
  : The rooms on the first floor are quite dark (with some mold on the ceiling and paint peeling off). We took breakfast one day, but since there was only one toaster it took a long time. If you have a sweet tooth though, there were lots of cake options, the coffee was good and the server very nice.
