  : Easy and comfortable check-in. Bulid close to Piazza del Duomo. Airport and railwaystation rather near. Breakfast is very good, full selection hot and more cold beverage. On the breakfast were salvory and sweet produts. Hard mattress in bed.
  : Room and bathroom should be refurb. Uncomfortable was bathroom far from room. In the bathroom mould and rust at the shower. Room service touch ours pyjamas.

  : Near Leaning Tower - 5 minutes walk
  : No person at reception. Keypad entry. Having had no data while travelling we had not received emails nor WhatsApp instructions on how to access property. Very frustrating when hot, thirsty and tired from travelling. 1 double and 1 single bed in room but only double made up. My daughter and I do not sleep together so had to remake beds to suit. No extra or alternative bedding provided. We shared 1 sheet each. No kettle, coffee-maker, fridge, cold water, tea or coffee or rent a glass/cup provided despite temperatures of 35-40C. Minibar along corridor where one was supposed to buy water. No mosquito protection over window. Door in room to garden was emergency exit, alarmed and not for use. Shower drained so slowly you were left standing in a pool of dirty water which was in danger of overflowing onto bathroom floor as shower tray on a slope. Air-con ineffective. Breakfast included but as no person at reception to greet and no information in room we weren't sure when or where it was served. Finally found communal dining room where breakfast served. As we were so disappointed we were not charged for our stay. Really basic facilities. More 'rented room than B&B by British standard. A rude notice on the back of the room door warns customers not to give bad reviews and threatening emails follow you if you do - which is why the property has a high rating on Booking.com

  : This was a fabulous location in the centre of Pisa with secure parking. The owner went out of her way to accommodate us and response time to any queries was very prompt. Breakfast was generous, delicious and very good value. The building is a beautiful old town house in a quiet central location of narrow streets, it is a shabby but much loved family home
  : If you are looking for all mod cons this is not the place for you. The shabby chic atmosphere is all part of the charm.

  : The arrangement of the ensuite made the access/use of the w/e very tight, especially for the average man. The garden needed to be better maintained - ie the grass needed cutting

  : The location is excellent, very close to the Pisa tower and restaurants
  : Reception opening 8-12. No fridge in room to keep your drinks cold, no tea making facilities other than breakfast. Some rooms require a touch of maintenance, its such a shame. Would be excellent. Limited breakfast
