  : Very outdated, no heating in our bedroom it was absolutely freezing to the point we left very early in the morning as it was so cold, could do with better curtains as it was very draughty and maybe a blackout blind as there was a streetlight directly outside shining in. Uncomfortable pillows.

  : Perfect location for Southwold. The room was spacious and comfortable. The bathroom was great with a larger corner bath. Breafast was very good indeed. Great buffet options to start and a delicious cooked breakfast.
  : It was tricky to close the bathroom window. I can see the old wooden windows need attention but that must be a very expensive job.

  : Lovely old building(150years old). In need of alot of tender loving care and money put into it.The young staff were lovely and helpful, but had lost interest in the room servicing. Our room wasnt made up each day when we were out- not a problem for us to make beds, but emptying bins etc were not done. Even after we were told we had to put the door sign on the handle, it still wasnt done. I believe there may be a change of hands taking place in the future, but again a pile of cash and help with this project is a must this is a lovely old building and still has alot of original features, including pipework and water systems.Having said that, the breakfast was lovely, and you could not fault this. A nice range of cereal, yogurts,fruit, breads, tea and real coffee all for the taking, followed by a cooked breakfast- which was cooked fresh and to order- couldnt fault this at all. We were set up for the day!!The location was super, and literally 5mins walk from the high street, and sea. There are plenty of places to walk,and we had a great time in the 3 days we were there. The people of Southwold and surrounding areas are so lovely,welcoming and generous nothing was too much for them. We'll be back

  : The honesty and friendliness of the staff. This is a very affordable hotel with owners trying their very best to upgrade and improve facilities. Its two star so you know what to expect but it absolutely meets expectations and is handy to access all that Southwold offers on foot.

  : The staff were warm and friendly and happy to help. The breakfast selection was good. We ate on new year's eve to a set menu with varied choices and food was excellent. The bar was comfortable and the drinks very reasonable. The car park was a good size with more parking on the road.
  : Our room (4) had a fire escape outside our window but for people to access it they would have to come through our room. To enable this, an emergency latch meant our door could be opened from the landing. Problem was that the cover for it kept falling off, which means anybody could have gained access to our room at any time! Our bathroom really needed a deep clean, the sink kept backing up and there was a constant, unpleasant smell. To be fair, it was run by two sisters who bought it in Jan 23 and realised it was too much for them to deal with, so it had been sold again that weekend. Hopefully the new owner will invest the money that's needed to restore this old property and give it the revamp it needs
