: smooth check in, lovely place. right by the beach and left to get on with it.
: Not their fault, but there was a major snorer next door which could be heard through the walls.

: The Resturant was closed during my visit. This was very clearly pointed out to me before travelling.

Good
Traveller Type: Solo Traveler
: Well decorated room with comfortable bed. Good variety of teas, coffees and bathroom toiletries. Easy to walk into Southwold and harbour (10mins). Good location for exploring Southwold and the beach. Good communication as I was contacted to let me know that the facilities were reduced due to flood and how to use key safe access.
: The floors creaked, so any movement in the hall or adjacents rooms could be heard plus the walls are a bit thin (could hear the people in the next room). Noise of builders refurbishing downstairs post flood. The room felt a little under par for the cost. No breakfast due to flooded restaurant and no local place to get breakfast - a fridge would help.

: Location right by the sea, bright airy room, good views to both sides
: We had originally booked for 120 per night including breakfast but did not receive a refund despite no breakfast available. It seems very expensive for a relatively basic room.

: The room and location were fantastic. Lovely views and not a long walk to the town centre
