  : The location of the flat is superb, right next to a metro station and a supermarket and only a 5 minute walk from the Grand Place. The beds were comfortable, as was the living area. The guest service help desk was extremely quick to respond to queries.
  : In the access information sent to us before arrival, we were given the correct code for the main building door but the incorrect code for the key box to our individual apartment, which meant we had to phone the help desk to get the correct code. They answered immediately but the delay could have been avoided if the access information had been updated. Similarly, the wifi code we were given did not work, so we had to contact the help desk again. Even the new password they gave us did not work, so we had to find the router and figure out the original password ourselves - this in no way resembled the code the company had given, so again, their information needs updating. There is no kettle in the kitchen, only a coffee machine, and several of the electric blinds in the bedrooms do not work, meaning you are unable to make the rooms dark. Also, most of the lights strobe when turned on - possibly the incorrect bulbs have been fitted, but this is the case in most rooms and certainly in every light in the main stairwell. Not a deal breaker, but certainly annoying!

  : Before the booking was made, six months in advance, I contacted the online information was told there was no lift but a few steps to the first floor. Nowhere on the booking site is there a description of any access restrictions, for all we knew there was only one floor. We only received access codes and allocation to 4th floor 2 days before our arrival (we were still flying). On arrival we tried repeatedly to contact help desk via phone and email for 6 hours, no response. Our elderly group had huge difficulty in accessing the fourth floor via a narrow staircase, the street level passage was continually blocked by laundry cages which we had to remove into the street in order to get our luggage past. The tone of an email reply, after our many attempts to make contact, 14 hours later this what you booked suck it up, too late to make changes.

  : Excellent location but there is a narrow staircase to access upstairs apartments and no lifts in the building. Also there is a massive linen trolley always in the corridor
  : The sofa bed was horrific. The mattress was very poor quality and was badly stained in god knows what. There wasnt any bed sheet for that either. All of us had to just use the main bed somehow

  : The flat we stayed in was very central, it was within easy walking distance of many attractions and close to restaurants, train station and shops
  : It was extremely difficult to get a hold of reception staff at any of the offices in the city. We arrived early morning, I had messaged long before arrival to enquire about bag drop facilities as the check-in time was late. Was given an address close to the flat we had booked where there was reception facilities. When we arrived there, the property was closed. Phoned the helpline who gave an alternate address. Arrived at that address to again find it closed. Phoned again and was sent to yet another address which was 30min walk from where we were. Arrived at the address to find it very close to the train station I arrived at that morning. Was informed by that member of staff that I was provided with the wrong address of the bag drop in the city, the correct address was only 4 doors down. I was so fed up with being sent from pillar to post whilst having to drag my heavy bag behind and trying to support a member of my travelling party who was unwell. I received no apology or any attempt to make amends from the company. The customer service staff on the phone were rude and unapologetic. Not local to Brussels. When we finally arrived at the flat, there was no lift to access the property, we had to climb many flights of stairs every time we went out. I was not aware of this, if I was, I would have chosen different accommodation. The only bathroom for the flat was en-suite to the main bedroom which meant everyone disturbed the people there every time they wanted to shower.All in all, a disappointing experience. I will not be booking Smartflats again.
