  : I was only there a short time. The room was very good as is the location (very near the harbor). The breakfast was excellant. The room could have used a more comfortable chair for reading. Also, I arrived in the dark and it was a bit difficult finding the inn - the placard identifying the inn and the house number could not be seen from the car. (The banner was hidden by a van parked in front of the inn.) Finally, although it worked out, it seems that for the prices of the rooms, one would expect someone in the office past 5:00pm.

  : Location! Location! Location! Can't understate/underestimate the value of this aspect. Just enormously convenient. Two minute walk to downtown, next to Naval Academy. One of the few, if not the only, place we could find in Annapolis with a separate bedroom/sitting room arrangement with an acutal door between the two rooms. Something of particular value to us (but see issues below). On site, off-street parking great. Staff were very, very helpful/courteous. We were happy with the breakfast - not Four Seasons presentation, but covered all the basics: French toast, eggs, fruit, cereal, hash browns, meat, muffins, etc. Left the table feeling satisfied. Staff happily brought out extra bacon or other items when asked - no hassle. Important for us: front desk was very generous with the late checkout we needed. Extended the time without making us feel they were doing us a favor. Very grateful for that.
  : Stayed in the upstairs suit (#5?) only one with separate bedroom and sitting room. Bedroom and bathroom were very good. However, the B&B appeared to do almost nothing with the sitting room to give the suite any charm. Couch had a pullout bed, which might be a great convenience for many. But it had an old, tired, worn out appearance. No pictures on the wall or anything like the charming nicknacks one is accustomed to seeing in a nice B&B. Overall appearance of sitting room was depressing and dowdy. Not what we expected for this price point - really detracted from sense of overall value. Also, B&B failed to respond to several notes sent via the Trip Advisor messaging system, as well as a few phone calls, prior to our arrival.
