  : Excellent location with a common room for guests with windows on Canal Grande. Very small property with few rooms. Reasonable price for central Venice.
  : We had to wait a few minutes for the self-service entrance to the property and the entrance was marked only by the name on the door bell.

  : Lovely spacious room with great view over the grand canal and great location.
  : Dated decor. Shower not properly cleaned. Lack of facilities- no kettle, only two espresso pods and one toilet roll provided. Had to find assistant to ask for more, and had to ask again. ( only same amount provided)

  : The Suites are well located on the edge of the grand canal. There is a communal sitting area available to guests with incredible balcony views over the grand canal. The 'Casanova' delux double that we stayed in had four significant windows onto a lovely garden area.
  : Given that we booked a delux room. The standard was poor. The room was very different to the pictures on booking.com which were misleading. They showed the picture of the canal view as if this were from the room. It was also different decor. Our room was actually 4 rooms, but we felt the poorer for it. It had a kitchenette attached which you are not permitted to use. Then stairs down into two large damp and dreary rooms below with mold and peeling paint evident. The furnishing and decor of these additional rooms was odd and like items had been left down there with no real function (eg a broken candlestick on one surface). The bathroom was down here and off the second room. It felt like a room with a bathroom in the basement. Cleanliness is not to the standard I'd expect and the walls are stained and tired. The whole experience was odd and I felt misled by the images upon booking. Not clear upon booking that that this was not a staffed accommodation and everything would be handled via message.

  : Excellent location on the canal. The suite room was large and clean. Suite had a queen and sofa bed. The canal view was amazing. Historic vibe and eclectic vintage decor. Very scenic and convenient area to stay.
  : Checkin was very difficult without a front desk. Another guest let us in the 2 locked doors. The housekeeper advised us to use What's App to get the room code. We did get a room code provided prior to check in time, but difficult process after traveling for 20 hours and exhausted. Very small shower. Also, Ferry workers in strike, so we couldn't use the ferry pickup outside front door.
