  : The room was worth the value, the bathroom seemed recently renovated, the location was great, very close to Termini.
  : The entrance to the building was bad, because the street smelled like piss, of course that was something that directly the host cannot solve, thus was very troubling. Also the breakfast was not worth to be included as the breakfast means 1 crousant and 1 coffee +Juice, it was better to search for breakfast on your own.

  : The room was very clean and was cleaned everyday, there was aircon and it was a big room and very cozy

  : The surroundings of the hotel. Late night drinkers were around of the hotel and it was a bit scary.

  : - cleaning continously ( new towels )- you have enough space to your luggage, clothes- Termini is near ( metro, bus, train etc. ) >> you can reach all your destination ( travel by train to other cities )- direct transfers to airport are from Termini ( Ciampino, Fiumicino ) , really near to your stay
  : - first impression is a bit dangerous for your living quarter ( directly your staying area is a bit scary ), especially without couple I don't recommend- breakfast, check-in is not possible in the apartment, 10 mins away from your stay ( voucher is a coffee and a croissant )- you cannot drink coffee at your accomodation ( not even kettle is available )- the apartman is really noisy, you will hear day and night a background noise which is similar to express boiler from outside ( very loud even at night )- water pressure is poor- bedsheet, blanket is really just like a "rug" material, if you come other season then summer, this will not be enough ( even if you ask, the cleaner will not give you double blanket )

  : The room was clean.
  : The area wasn’t great. Glad I wasn’t solo travelling. The bed was 2 singles pushed together which came apart in the night. Room was really warm we had to open the window. Outside was some sort of generator (I’m assuming) that was making a loud noise for 2 seconds and then stopping for 2 seconds continuously. Due to this noise I hardly slept. Breakfast is advised as the hotel but it’s not, it’s a 10 minute walk away in a restaurant - you get a croissant, coffee and juice. Shower is either boiling, Luke warm or freezing and takes ages to warm up.

  : USEFUL LOCATION. Close to the main Rome Termini railway station, hop-on-hop-off buses, trams and buses. Convenient for cheap restaurants and cafes. MODERN CLEAN ROOM. The room is extremely clean and well furnished. Good showerGOOD SLEEP. Very comfortable bed and a perfectly quiet room for a good night's sleep. Good pillows. Sheets were clean and changed. CONTINENTAL BREAKFAST, The breakfast Included is served at a very pleasing café, a four minute walk away. It consists of a delicious croissant, juice and coffee.
  : DIFFICULT TO FIND - no sign "B&B Frederica's House" on the outside wall. At first I thought we had come to the wrong place. None of the locals on the street knew of it. Looking at the building one would never guess that a B&B was there. NON-WELCOMING ARRIVAL. On entering the building, one is met with an empty hall, stairway and lift shaft. No sign on the wall to indicate the floor of Frederica's. We then had the poor experience in the old lift trying different floors to find it, resulting in my wife having a bad fall on the 5th floor due to the lift not stopping at the same height as the floor level. UNWELCOMING HOST. Why did the host not meet us at the door? Although we had spent about 10 minutes searching inside the building why had he not searched for us in our delay? He knew we were there because he had answered me on the door buzzer speaker to allow us in. NO SLIPPERS. According to our Booking.com info, the property provides slippers (so we didn't bring our own). They would have been needed on that cold tile floor! When asked, the host made the excuse that they had run out. Although we stayed 5 nights, he made no to attempt to obtain any. When asked about the wall sign, we were told that there used to be one, but it fell down. The host gave the impression of laziness, never removing himself from his laptop. BEDDING. This consisted of a sheet with blanket - a step back to the 1970s. In this day and age I expect duvets. LOCATION OF POOR REPUTE. The area has a poor reputation and to reach the property one has to walk along a narrow sloping path with rails on one side and small shops on the other, on which immigrants loiter, The street below is unsightly with litter. Having said this, we never felt unsafe here. TV and Wi-Fi LIMITATIONS. TV limited to a about three Italian channels, the Wi-Fi was ok for basic needs, but the signal not sufficient for YouTube quality.
