Located on a hillside in Niedernsill 5 km from Kaprun Ferienhaus Niedernsill is a former ski club hut converted into a holiday home. Lake Zell and the Zell am See-Kaprun Golf Course are within 10 km the Tauern Spa is 5 km away and the Kitzsteinhorn Glacier is 7 km away.

The access to the Kitzbühel Alps Ski Area in Mitternsill can be reached in a 15-minute drive. The Saalbach-Hinterglemm-Leogang-Fieberbrunn Ski Area is a 30-minute drive away.
