Disappointing

  : Very friendly staff, breakfast (especially the cakes, croissants, etc. which are prepared daily by the lovely ladies working in this establishment), the location (if you like it quiet), the pools, the property itself is beautiful, altogether it's a very calm place
  : BUT:we booked the smallest/cheapest room because we were only two persons and we didn't plan to stay very long, going sightseeing around the countryside and to the sea and sadly this room wasn't quite what we expected. It is located right above the kitchen, which of course can be quite busy, especially in the morning, combined with a matress that is as soft as a fine panna cotta and a cheap frame we had a terrible nights sleep!I don't know the state of the other rooms and the small lodges (they all look really nice), but the room we were in seems just like an afterthought to fill in empty space, so sadly we left this establishment two days earlier.On the day we announced our early departure the owner sadly wasn't available, so we handed the keys to one of the ladies working the kitchen and the room cleaning, at this point I want to note that all the staff, especially the ladies working the kitchen and room cleaning, are exceptionally nice and forthcoming people, they, as it was my observation, care deeply about the guests and are highly invested in maintaining some standard in this establishment.After our departure I wrote a short EMail to the owner asking if it would be possible to refund one night (out of four nights total) of our stay, considering the "short" two nights we had in the room. Sadly I never got any answer.Altogether this room was a bit overpriced and they need to change the matress and frame of the bed, it also would be a good idea to install fly-screens on all the windows since it's almost impossible to open the windows at night without mosquitos coming for a short or possibly even long visit!

  : The whole complex with great potential, Swimming pool wonderfulLocation quite good - to interesting points of Tuscany about 1,5 hours
  : House dirty and neglected. No cleaning service during a week's stay and no tools for self-cleaning.Even toilet paper has to be purchased yourself. Very poor water pressure in the shower on the first floor, you cannot use two showers at the same time.No contact with the staff, we didn't even have anyone to give the keys to. I must admit that we are extremely disappointed.

  : no air con in the room, but when asked we have got a small fan. few items missing from the bathroom as a glass to drink and to put the toothbrush in, no holder for toilet paper. in the closet, no decent hangers ( there were 4 of them, all different, in bad shape and not enough in numbers). there is a small fridge to keep the water cool but only one bottle of 50 cl offered at the arrival and not replaced in the evening or the day after. breakfast quite poor in terms of ingredients: mainly cookies and cakes, two kind of cheeses, some ham, white pizza and white Tuscan bread, ricotta, natural yogurt. barely no fruit ( some melon slices on the first day ) and 3 apricots the day after, supermarket huice, few boiled eggs and tomatoes. no cereals, no variety of yogurt, no nuts, no fruit. when asked, scrambled eggs were served. being Italian myself, I believe a better quality breakfast rich of local food can be provided and appreciated!
