  : I thought this might be a nice alternative to Travelodge. Wasn’t expecting anything fancy, but I’m sorry, it’s really not fair to charge people money to stay. The location is beautiful and I’m sure Susan is lovely, but the rooms haven’t seen any refurbishment in 40+ years. I had a shower in a mouldy carpeted cupboard with a hole through the roof. It was the worse place I’ve ever stayed. Didn’t stay for breakfast, was too depressed and sleep deprived.

  : Great location, close to Porlock, Lynton & Lynmouth. Stunning views surrounding. Parking available in front of farm house. Clean throughout and cleaned regularly. Bedroom tidied daily. My room had a separate toilet and separate shower room opposite the bedroom. These were kept clean and tidy daily.The host (Susan) and family are very friendly. I would recommend this property is more suitable to walkers or those in a small budget.
  : Bed wasn’t too comfortable, my preference is a firmer bed, but that’s not something I’d expect. Breakfast wasn’t as I would hope, I didn’t enjoy it at all, but others staying seemed to enjoy it. WiFi isn’t the best, but then your in the middle of know where, so better than it could be. I was still able to watch films using my iPad. There is a tv in the room, but I didn’t use it. Some areas of the property are quite dark, but then it’s an old farmhouse, built way before electricity was added and very thick walls, so not easy to add windows. There was only 1 plug socket in my room (4), which you share with the bedside light, charger for your devices and kettle. Need more sockets as it’s not nice boiling the kettle next to your pillow on the bedside table. No hairdryer, but then can’t remember if it said they had one or not, was just an expectation I’m use to having without checking or asking. I wouldn’t count myself as a fussy person, always been called an easy person to host at other B&Bs, so hope my dislikes aren’t counted too negatively.

  : Convenient location if you are doing a walk up the Dunkery Beacon or the coastal path from Lynton. The area was so quiet and the stars from the room were spectacular! Susan was very kind and even lent me a map for my walk. Pubs were around 5-10 mins drive so I didn't have to worry about my dinner too.

  : The single room was very clean with good bedding . There was storage for clothes if needed. The host was friendly and helped to set up the TV in the room .
  : Nothing to dislike . Double rooms were en suite . I didn’t see those . The single has a private toilet and a private shower room across the landing .

  : I was not permitted to stay because rooms weren't ready at 5pm and the owner was going out for the evening. Owner requests no same day bookings. Booking.com refunded me but did not help me find replacement accommodation
