  : Shower and TV did not work. No breakfast. I left my luggage in the morning after speaking to two cleaners and could not regain access as the pass code for the key had been changed. The next door lady obtained it for me.

  : It was advertised as bed and breakfast. After booking received a message saying it no longer provided breakfast. No change in price.

  : I'm afraid I cannot say anything positive about my experience at Kinloch Lodge., although I suppose it was warm and dry and better than sleeping under a park bench. However I feel deceived and cheated and my trust in Booking.com has taken a bit of a hit. My rant against Kinloch Lodge's new owners mySTAYINN is below in the negative comments section. My fear is that I believe mySTAYINN are making serious inroads into the Edinburgh short stay market. If that is the case, then Caveat Emptor indeed.
  : I booked bed and breakfast here on 30th June to stay for one night on Saturday 26th August. I received an email on Thursday 24th August informing me Kinloch Lodge had been bought by mySTAYINN on 12th August and check-in etc was now fully automated and they would no longer be providing breakfast, for which I had already paid. They said I could cancel within 48 hours of check-in. However I received the email some 56 hours prior to arrival, and you try and get a place in Inverness at short notice in August. mySTAYINN promised to send instructions to check-in via email. This they duly did, but I was unable to open the attached file which contained the instructions. There followed a very stressful exchange with mySTAYINN before I got the instructions on WhatsApp. In all fairness this was promptly delivered. Check-in itself was an extremely complex and soulless operation involving several stages of wrestling with cheap safety boxes, safeguarded by passcodes, containing keys for the front and bedroom doors. The cheapness of the boxes meant reading the security numbers was very difficult, and the front door key did not work! Presumably it was cheaper to supply a non-working key. Kinloch lodge is a soulless and empty place, devoid of any staff whatsoever, in a clear attempt to reduce costs and maximise profits. I had to send another WhatsApp message to get the Wifi password, the TV had no BBC programmes, presumably to save money on the licence fee, and the showerhead holder was broken, drooping like a hungover ostrich. All in all a miserable experience which I shall try and avoid repeating. The outside board still proclaims 'Bed & Breakfast' and 'A Warm Welcome'. Do not be fooled as neither are on offer. Who should I pursue for the refund of the breakfast? I am a pensioner and cannot afford to be spending money on services which are withdrawn at the last minute and with no refund being offered by either Booking.com or mySTAYINN.

  : Kinloch was in a good location
  : There was no on street parking, no host to greet us and the guesthouse was cold when we arrived due to heating timed off. It was a very impersonal experience in comparison to other guesthouses we have stayed at in Scotland unfortunately.

  : The location close to the city centre was good but the only way to get there from the train station was up either of two sets of stairs over 30 steps tall.
  : No on site host. Cramped room and ensuite.Power points in the room in odd places.Most signage in the house has not been updated since the change of ownership.The new owners only advised me of changes less than 48 hours before my arrival. Other guests also said they had this issue.

  : I liked the location
  : The Inn recently sold to a company that dropped the breakfast from the bed and breakfast. So it becomes a room now just like a hotel. No personality. No Inn keeper just door codes to enter.

  : Room and shower were a bit small. Nevertheless, clean and quiet.
