  : convenient location and modern
  : the shutter to get access to patio was broken shut. we could not access the patio area for 2 days, other than going round the building. Arrived Friday afternoon . Not repaired until Monday afternoon Was sorted out but very frustrating as we needed the patio area.

  : Cleanliness. Very comfortable beds. Location on the water was lovely. Security of building was great.
  : I was told by email that we would be invoiced on the last day of our stay. I planned for this. However, Luxtsay took the money out of my Credit Card Account at the beginning of the stay without telling me. I was not using my Credi Card whilst away and had put my money into my Travel Card. Therefore, when they took as much money as they could out of my Credit Card, it became overdrawn and I had to pay an overdrawn fee. Not impressed! Also when one family member arrived before the others, he was unable to get in until he'd paid the remaining money they couldn't get out of my Credit Card because it was overdrawn! The shower drain overflowed and flooded the bathroom and we had to ring the owner to give us details of how to fix it! Because it was a weekend, no one could come with fresh towels until the next day - we had used most of ours to mop up the bathroom floor. Surely the drain should've been cleaned before we arrived! There were absolutely no instructions about how to use anything - the blinds, stove, microwave, heating! One tea towel for a 6 day stay and no information about how to get to the supermarket or how to take the bus/train into Berlin. Also was advertised as having a washing machine which we were relying on - but there was not a washing machine nor access to one.
