  : The hot tub.
  : This property was advertised as 'luxury', and it simply didn't meet expectations. It was more third division than premier league. There was no barbecue, despite it being listed on the website. The owner told us to buy one! There was no lead connecting the TV to the Freeview box. The owner simply asked what lead was missing! The kitchen was spacious but most of the cupboards were empty and crockery was mis-matched and of poor quality (mugs were from Wilko). Essential utensils such as tongs were missing. The oven door wasn't clean. There was also paint flaking off the ceiling and wall above the central island. Outside was a lovely hot tub, but no sun loungers and although the grass was clearly cut the garden both front and back was full of weeds and clearly lacked attention. The lounge does not have space for 6 people to sit comfortably by any stretch of the imagination. The bathroom epitomises the owner's approach, looking great at first glance but once you start to use it you realise there are serious shortcomings. The toilet seat doesn't fit properly. There is only one toilet in the whole house (for 6 people) and it's in the bathroom. Not ideal, and certainly not ideal for the hot tub because you have to walk from outside all the way upstairs to go to the loo! The character slate floor looks lovely but again is badly cracked and uneven. It should have been relaid properly. The bedrooms were adequate but all the doors open inwards onto a bed. They're lovely doors but you can't fully open any of them. The rear of the property is overlooked and doesn't get any evening sun, something that should be clear in the details. When you advertise a property as a 'luxury' one and charge 425 per night you expect certain basic standards. This property does not represent good value and our stay was disappointing to say the least.

  : Quality of the finish, bathroom a huge positive as it had a very nice shower and bath. Hot tub always a plus.
  : Not a negative but just a comment, a downstairs toilet would be beneficial and also it would have been nice to arrive to a welcome pack as we've had that at other properties we've stayed at before, it included a few things like tea bags, biscuits etc.
