  : this was a perfect location! steps from the beach, close to the rest of town and on a picturesque street. the room was clean and well decorated, the front desk staff were very kind and helpful! it's also really close to pirate minigolf which i would highly recommend

  : Good location on the sea front.
  : The room we got looked NOTHING like the pictures in the advertisement, it was L-shaped, and cramped with lots of beds stuck in, rather than the 4 poster bed in bright rooms which attracted me from the pictures. This did not meet expectations. We also had to climb 5 flights of stairs to get to our room, and with luggage + a 3 year old that was a nightmare. We came back down to ask if we could change rooms and the staff had gone. It was very hot, and not possible to open the windows wide for safety reasons (and no A/C). There was a fan in the room but it was broken, we called to ask for a replacement and no one came. We called again 30 mins later and we were bought up a fan, but the staff member who bough it up was clearly drunk. We saw no further staff in our time there.The room was very tight, and there was no space to move, let alone walk around or let our child play. We all walked into the radiator multiple times.We paid £125 for a cramped, inaccessible room and didnt really sleep because it was so hot (And the fan couldnt get to all us since the room was L-shaped.) Really disappointed.

  : This is a lovely, old-fashioned seaside hotel. I booked a room for one night on my own and the room whilst small, was comfortable and everything expected was provided. I had a pleasant welcome on arrival and my luggage was stored until check-in time at which point it was delivered to my room. The bed was comfy with ample pillow. There was some hanging storage space and tea and coffee making facilities, with a generous supply of beverages and some biscuits which was a nice touch. The bathroom was compact, but clean and the shower was fine. This represents excellent value for money.
  : The location was a little further out of the centre of Brighton than I had expected and about 20 minutes walk from the station. The #12 bus runs from the station to very close to the hotel and that might be a good option for some guests.

  : Super friendly, easygoing and helpful welcome / check in. Nice room, excellent size bed for a large single. Very clean, well kept throughout and cool decor.
  : TV had no signal but Wi-Fi was strong so I watched something on phone instead. Water pressure v low but still managed a slow shower.

  : Perfect location, in the heart of Kemptown and close to the beach. Friendly staff, smooth check in/out process and great value. Room was clean, well laid out for a small space (single room) and all amenities provided (hot drinks, soap, etc).
  : Decor could have been fresher and the bathroom had a bit of a damp/musty smell, but to be honest for the price it was exactly as expected.
