  : The bathroom: towel rail was cold, so having a shower before dinner meant towels were still wet for shower in the morning. One towel had blood stains on it. The shower adjuster was broken.

  : This hotel is situated in beautiful grounds. The limited staff were very pleasant and polite. The freshly cooked breakfast was excellent.
  : It is tired inside. The room we stayed in has stains on the carpet where tea bags had been transferred to the bin and other areas. The bathroom window over looked a staff only area which was full of discarded cardboard boxes. The outside bar / function area was dirty. Not all the chairs on the decking had cushions to sit on and some that did were dirty.

  : Elegant room - beautiful garden - very peaceful together with woodpecker and bunnies on the lawn in the evening! Friendly staff. Food excellent - breakfast and evening meal.Comfy bed. Close to Hastings and coast. Would stay again.

  : Exiting Bluemans Lane onto the A21 is absolutely treacherous, with no visibility in either direction. I'd suggest the hotel or municipality place mirrors in appropriate locations to aid motorists in exiting the location.

  : The staff were really attentive in very difficult circumstances. Only one person was on when we checked in which seemed very strange but otherwise she dealt with us quickly and efficiently. The 'hotel' was clean and the bedroom comfortable with a large ensuite shower room. The views from the room overlooked the beautiful garden area and on a sunny day were absolutely lovely. The breakfast was excellent and we enjoyed it very much.
  : My first impressions were that this wasn't really a hotel but a decent bed and breakfast. Although clean with excellent staff, it is not 5 star as advertised. More like a 3 star. Unfortunately for us there was a wedding in preparation on the day we arrived. The single member of staff on duty was busy in preparation for this event, and the bar/garden area had been overtaken by these preparations, and the wedding party. This party was noisy, smoking and spread out over the whole bar/garden area, making it very uncomfortable for us. We went for a walk around the back roads, but the hotel's proximity to the busy A21, whilst convenient for driving, wasn't very good for walking so it wasn't a good location for us. We chose to have dinner at the hotel, which was good, if basic pub type food. I had the salt and pepper squid starter, and was disappointed to find only 4 small pieces on the plate. The scampi main course, however, was nice and my friend had a burger. It was a little overpriced in my opinion. Unfortunately, the wedding party chose to have dinner at the same time, and in a very small dining area, it made our overall dinner experience extremely poor. They were excessively noisy, so that we couldn't talk, and we actually couldn't wait to go back to our room. This was above the restaurant, so we had to wait for the noise to die down, and shut our windows, which on a warm night meant the room was horribly stuffy. Our thoughts were that this could have been a good experience, but it was thoroughly spoiled by the wedding preparations and the noisiness of the wedding party. In our opinion, the hotel should not have had other guests when these preparations were taking place. We felt as though we were intruding, and very uncomfortable. This was not very good value for money.

  : The room was really spacious - fantastic for a family. It was also a nice surprise to have a fridge!
  : I thought I had included breakfast in the hotel booking but somehow the selection got lost when i signed in to booking.com to get the members discount. I only realised this too late and then breakfast was going to cost £15 for each family member - which was more than my budget - so we had to skip breakfast which was really disappointing.

  : Tasty breakfast with good fruit choices. Decent evening meal options but on the only night that we ate there no burgers left. Nice comfortable room and decent gardens outside.
  : Shower lost pressure and ran cold one morning. Breakfast/ dining room is a bit small and quirky for the number of tables set in it.
