  : Negatives:Payment Requirement: Before we were even allowed to enter the property, the manager insisted that we pay for the second night upfront.Cleanliness: The toilet and sink were filthy, and the kitchenette in the bedroom was dirty.Shower: The shower's flow was extremely weak and barely warm, making it practically unusable.Safety: My wife hurt her foot on a screw sticking out of the carpet.Facilities: The cupboard had a handle missing, and the tiles on the doorstep were broken.Management: The manager was dressed unprofessionally in stained jogging bottoms and a t-shirt, which did not instil much confidence.Hygiene: There were dogs in the kitchen, which raised concerns about cleanliness.Breakfast: The breakfast offered was very poor—just two rotten bananas and the cheapest white bread imaginable. My wife usually prefers brown toast and jam, but she was only offered Marmite, which she dislikes.Exterior: The parking area was covered in weeds, adding to the overall neglected appearance of the place.Value for Money: It was far too overpriced, especially given the description on the website.Due to these numerous issues, we decided to leave early and did not stay for the second night. When we raised our concerns, the response was dismissive and unfriendly.We simply recommend to everyone that this is a place to avoid until significant improvements are made.

  : Very pleasant hosts, room and bathroom as expected. Not luxurious but extremely good value for money. Breakfast was particularly good - really well-cooked and to order, one of the best I've ever had in a B&B. I got up very early each morning to go for a run, so a great breakfast after was extremely welcome! Good loation, close enough to the A32 for easy access but rural and peaceful enough to walk/run along the lanes. Nice to spend some time with friendly dogs again! Wifi good enough to use for work and it was easy to charge devices with USB sockets. Chair and desk in room are a good idea. The picnic tables in the garden are a nice addition. Note: this is a pet-friendly, rural B&B, and the dogs will come and meet you - so if you do not like dogs (or chickens) it may not be the right place for you!
  : Takes a long time for the shower to run hot - this is not a big deal but worth letting guests know this in advance so they don't think it's broken! Some areas need a little investment to make them good again, and there were a few "unswept corners." The mattress on the bed in the single garden cottage bedroom could probably do with replacing. On hot days a fan available in the small room would be a nice touch as it was not easy to cool down overnight.

  : The village location is super and the view from the window was good.
  : Please read both the reviews and responses with less than 5 stars. They are illuminating and match our experience. We have never felt so unwelcome. The default position is condescending and argumentative. These people should never be in a hospitality business. Read their terms very carefully, for examples, the private bathroom is accessed from a public area and the door does not close let alone lock. The fridge advertised does not exist. The breakfast was adequate but limited in both range (no brown bread, no marmalade) and amount... everything was rationed.

  : Lovely area and ideal for my trip to the Jane Austen village and onward travel to visit family.Delicious breakfast, very homely with two lovely dogs. Nice seating area outside. Friendly owner.
  : Car Park small however host sorted parking for me. Gardens need to be tended.
